Terms & Conditions – La Casita de la Magia

By booking your stay at La Casita de la Magia, you agree to the following Terms & Conditions.

1. Premises & Shared Spaces

The pop-up coliving house is located in the Groote Meer Natural Reserve, within its private area. Guests have access both to:

• the private property of La Casita (house, garden, and designated spaces),

• and the public walking trails of the reserve.

There are three other houses within the private part of the reserve. As this is a private property, guests are not allowed to access the neighbors’ gardens or homes. Access is strictly limited to:

• your coliving house and garden,

• the designated walking trails,

• the areas shown to you by the hosts during check-in.

Any breach of this rule may result in termination of your stay without refund.

2. Equipment & Common Use

During your stay you will have access to:

• Bedrooms, bathrooms, shared living rooms, kitchen, dining space, and outdoor garden furniture.

• Internet wifi network.

All equipment must be used responsibly and with care.

3. Payment Conditions

• At the moment of booking, a deposit of 50% of the total stay is required to secure your spot.

• The remaining balance must be paid upon arrival. The final invoice will be issued once full payment has been received (latest within 2 days after arrival).

• Bookings are confirmed only once the deposit has been received.
  
  

4. Cancellation Policy & Booking Alterations

• By paying the deposit, you commit to attending the retreat. Deposits are non-refundable.

• If you cannot attend, you may transfer your booking to another person, provided that this person has gone through the full application process and has been approved in advance by La Casita de la Magia.

• If the guest decides to leave earlier than scheduled, in case of a no-show, or if the booking is cancelled 10 days or less prior to arrival, the full payment of the stay is required.
  
  

5. Damages & Liability

• La Casita de la Magia accepts no responsibility for any loss, theft, or damage to persons or property during your stay.

• Guests are responsible for any damage or theft they cause to the property (house, furniture, equipment, garden, etc.) and will be required to reimburse the costs. In such cases, La Casita will issue an invoice payable within 30 days or may directly charge the payment method used at booking.

• If you notice damage in your room, it must be reported within the first 24 hours after arrival; otherwise, it will be assumed that the damage was caused by you and charged accordingly.

• In case of damages in the shared areas, guests must:

  • either replace or repair the item, covering all related costs, or

  • report the responsible third person, or

  • cover the costs of the damage plus a 50 EUR handling fee.

We encourage honesty, ownership, accountability, and responsibility from all guests.

6. Travel Documents

• Guests are responsible for having valid passports, visas, and other required travel documents for entry into the Netherlands.

• All costs incurred in obtaining such documentation must be borne by the guest.

• La Casita de la Magia accepts no liability if a guest is refused entry into the country due to failure to present valid documents.

• If such failure results in fines or expenses for La Casita, the guest will be responsible for full reimbursement.

• Guests working remotely are responsible for compliance with their employer’s telecommuting policies.
  
  

7. Insurance

• All guests must have valid travel insurance and liability insurance covering the entire duration of their stay.

• Insurance must include coverage for medical expenses, accidents, and personal belongings.
  
  

8. Accidents, Injuries or Death

• Participation in the retreat is at your own risk.

• La Casita de la Magia cannot be held responsible for accidents, injuries, or death occurring on the property or during excursions/activities outside the property.

• Any such event must be covered by the guest’s personal insurance.
  
  

9. Code of Conduct

• La Casita de la Magia is a space of respect, cooperation, and care. Guests are expected to respect fellow participants, hosts, neighbors, and the natural environment.

• Strict no drugs policy applies. Illegal drugs and illicit activities are prohibited by law in the Netherlands.

• As this is a private property, all visitors must be communicated and approved by the Casita team in advance.

• Guests may not:

  • defame, abuse, harass, threaten, or discriminate against others,

  • advocate or discuss illegal activity with intent to commit it,

  • engage in behavior that endangers safety, property, or group harmony.

• We reserve the right to remove guests who behave irresponsibly, illegally, or disrespectfully. In such cases, the stay will be terminated without refund, and guests may be blocked from future participation.
  
  

10. Respect for the Natural Reserve

• No open fires are permitted outdoors.

• Respect all wildlife — do not disturb nesting birds or other animals.

• Pets are not allowed, in order to protect the fauna.

• Music, laughter, and gatherings are welcome, but must remain respectful of neighbors and the natural environment. Large or loud parties are not permitted.

11. Acceptance of Terms

By confirming your booking and paying the deposit, you acknowledge that you have read, understood, and accepted these Terms & Conditions.
